TENANT SERVICES

    NWREA, LLC Property Management takes great care to ensure our owners and tenants receive the best service in this sometimes difficult and dishonest industry. NWREA, LLC Property Management was founded with the express purpose of being different and to be the market leader in service, satisfaction, and success.

The NWREA, LLC Property Management Rental Experience:

  • Once we have located and physically met a potential tenant foryour rental property, we collect a full rental application along with a $40rental application fee from that potential tenant.
    • This $40 fee is used to employ Factual Data Services to perform a comprehensive background check that includes a full credit history, employment and income verification, past tenancy history, criminal check, and even a Social Security fraud check.

  • Based upon the potential tenant's application results Summit will determine if this person is a match for our owner's rental property. If there is a good match, we will provide the tenant with our lease agreement andcollect the security deposit.
    • During this short period it is essential for theproperty owner to be available via phone to discuss any variations in rentalperiod, rental rate, pet policy, etc.
    • It is important to remember that Pacific NW Property Management represents our property owners and will negotiate vehemently on their behalf; however, our owners always have the final say in all matters.

     

  • Once a tenant is in place, NWREA, LLC Property Management will collect rent and deposit all monthly rental proceeds into owner's bank account or mail certified checks based upon owner's preference.

 

  • Should a problem arise with an owner's property, our management coordinator will immediately open a new "ticket" in our softwaresystem dispatch no less than 2 repair professionals to quote the job.
    • If therepair cost is less than $250, NWREA, LLC Property Management will authorizethe repair without having to bother the property owner.
    • If the repair exceeds $250, owners will be contacted to authorize the repair.
    • Should the repair bethe result of the tenant's actions, the repair will be charged to the tenantand not the owner.
    • In all cases, the repair report and costs will be availableonline for owners .
    • We take great pride in our ability to identify and handle these repair issues in a timely and efficient manner.

 

  • A month before a tenant's lease expires, all parties are notified.
    • NWREA, LLC Property Management makes every effort to retain the current tenant(if desired) or begins to remarket the property to the general leasing public.
    •  It is our goal to seamlessly place another tenant into each property with no vacancy.
